we deliver a range of land consulting services for clients prior to marketing. Our mission is to enhance the
value of our client's real property assets by creating and implementing market-driven and
fact-based development strategies.
Our advisory work typically follows a three-party framework:
project assessment,
value preservation,
and
recovery.
We normally begin our consulting services with a
Project Assessment,
a comprehensive due diligence investigation that documents a property’s
status, its land development approvals and agency permits. We
perform an in-depth market study, estimate likely improvement costs and
determine a proposal’s land residual. The second stage,
Value Preservation,
is where we attempt to maintain the current value of the property by
preventing the loss of valuable development rights (e.g., Township
approvals, PNDI clearances) or the creation of expensive new
liabilities (e.g., damage to public improvements, fines for permit
non-compliance) that cost money and erode the property’s
marketability. Finally, the Recovery stage is about disposition
strategy: how to recover the greatest value, in the shortest period of
time, for our client.

Lender Representation
We serve lenders and other financial institutions in the evaluation and sale of distressed real estate assets.
We and our affiliates serve Wilmington Trust,Wachovia, and Harleysville National Bank, among many others.
We believe that the sale of distressed land assets begins with comprehensive due diligence: an understanding of the
physical qualities of the land, its current approval status, its market environment and the cost of potential
improvements. Without due diligence, a distressed parcel cannot be accurately valued, its potential use cannot
be ascertained. Even with vacant finished lots, owners are best served when due diligence is performed prior to
marketing.
Based upon the due diligence and lender input, we will prepare a custom marketing plan that suits the lender’s
preference for amount of capital recovery, timing of capital recovery, and tolerance of development risk.
The target buyers, the marketing channels, and even listing prices will vary depending upon these preferences. There
is no one-size fits all approach to the disposition of distressed land.
